INA&Associates Appointed as Property Manager for the Wooden Apartment Building "Beltory Numabukuro"

Overview

INA&Associates, Inc. (Headquarters: Nishi-ku, Osaka; hereinafter "the Company") announces that it has been appointed as the manager of the entire wooden apartment building "Beltory Numabukuro", located in Numabukuro, Nakano Ward, Tokyo. Management began on 1 January 2025.

Background

We provide rental property management under our NOCOS service, with a flat per-unit fee and a transparent reporting process. The owner appointed us based on our management framework, our approach to occupancy, and our AI-assisted rent assessment.

When managing a small wooden apartment building in its entirety, how quickly a unit is re-let after a tenant leaves determines the return. Alongside the daily work of cleaning the shared areas and inspecting the fixtures, we take care over leasing preparation and reporting to the owner.

What Our Management Service Covers

Through our rental management service NOCOS, we provide:

  • A flat management fee per unit
  • AI-assisted rent assessment
  • Leasing strategy focused on occupancy
  • Paperless record-keeping and reporting
  • Transparent handling of repair work, with clear scopes and estimates

432 units under management (including parking spaces) and an occupancy rate of 99.1% (as of June 2026, NOCOS internal figures).

Property Overview

  • Property: Beltory Numabukuro
  • Location: 4-6-9 Numabukuro, Nakano Ward, Tokyo, Japan
  • Property type: Apartment building (management of the entire building)
  • Structure: Timber frame, 2 storeys
  • Total units: 8
  • Completion: January 2020

Access

  • 6-minute walk from Numabukuro Station (Seibu Shinjuku Line)

The building is served by city gas and the municipal water supply and has a shared CATV system.

Numabukuro is a residential area on the Seibu Shinjuku Line, with Takadanobaba and Shinjuku a short ride away. The Numabukuro Ginza shopping street runs from the station, Heiwa-no-Mori Park is nearby, and buses connect the area to Nakano Station.

Our Stance

We focus on the quality of management for each building rather than on the number of units under management. Conscious of the responsibility of looking after an owner's asset, we work to maintain and improve its value.

We welcome enquiries about rental management, or about reviewing an existing management company, for apartment and condominium buildings in Numabukuro and elsewhere in Nakano Ward.
