INA&Associates Appointed as Property Manager for a Unit at "Grand Copier Hiroo"

Overview

INA&Associates, Inc. (Headquarters: Nishi-ku, Osaka; hereinafter "the Company") announces that it has been appointed as the property manager for a condominium unit at Grand Copier Hiroo, located in Ebisu, Shibuya Ward, Tokyo. Management began on 1 October 2024.

Background

Through the management of rental properties, including individual condominium units, the Company supports owners in running their rental businesses. In this case the owner entrusted us with the management of a single unit.

In an older building, knowing the condition of the fixtures inside the unit and judging when to renew them bears directly on returns. We coordinate with the building's management company as needed and handle owner reporting and day-to-day enquiries with care.

What Our Management Service Covers

Through our rental management service NOCOS, we provide:

  • A flat management fee per unit
  • AI-assisted rent assessment
  • Leasing strategy focused on occupancy
  • Paperless record-keeping and reporting
  • Transparent handling of repair work, with clear scopes and estimates

432 units under management (including parking spaces) and an occupancy rate of 99.1% (as of June 2026, NOCOS internal figures).

Property Overview

  • Property: Grand Copier Hiroo
  • Location: 2-36-7 Ebisu, Shibuya Ward, Tokyo, Japan
  • Property type: Condominium (management of an individual unit)
  • Structure: Reinforced concrete, 7 storeys
  • Total units: 54 (entire building)
  • Completion: April 2001
  • Contractor: Taisei Corporation

Access

  • 9-minute walk from Hiroo Station (Tokyo Metro Hibiya Line)
  • 15-minute walk from Ebisu Station (JR Yamanote Line)

The building is served by city gas and the municipal water supply and has a lift and shared BS/CS satellite and CATV reception. The total unit count and other figures describe the building as a whole; our appointment covers the rental management of one unit.

Ebisu 2-chome lies between Hiroo and Ebisu stations. The Hiroo shopping street and Arisugawa-no-miya Memorial Park are part of everyday life here, and the quiet streets dotted with embassies sit close to the shops and restaurants around Yebisu Garden Place.

Our Stance

We place greater weight on the quality of management for each unit than on the number of units under management. Conscious of the responsibility of looking after an owner's asset, we work to maintain the fixtures and to keep tenant relations running smoothly.

We welcome enquiries about rental management, or about reviewing an existing management company, for condominium units in Ebisu, Hiroo and elsewhere in Shibuya Ward.
