Launch of Real Estate Rental Property Management Business

INA&Associates, Inc. (Headquarters: Nishi-ku, Osaka City, Osaka Prefecture; Representative Director: Daisuke Inazawa; hereinafter "the Company"), operator of online room search platform Town Map, is pleased to announce the official launch of its real estate rental property management business from July 1, 2021.

Background

Our company operates rental brokerage services including Town Map, investment property sales brokerage consulting for high-net-worth individuals, and website construction and consulting services for businesses. Since launching our investment property sales brokerage service for high-net-worth individuals in 2020, we have met with and built relationships with hundreds of property owners through introductions from banks and other institutions. Through these interactions, we recognized that the rental property management sector exhibits particularly severe information asymmetry within the real estate industry.

In October 2020, we began exploring new approaches to rental property management. From November 2020, we conducted proprietary system development and proof of concept, and from July 1, 2021, we officially launched this as a business unit within our Asset Management Division (starting from the Tokyo metropolitan area for quality assurance with partner companies, with plans to expand to the Kinki region and nationwide).

  • Monthly management fee (fixed: 1,100 yen per unit, tax included)
  • All contracts, including lease agreements and management contracts, executed via electronic contracts*
  • Rent transferred directly from tenants or guarantor companies to property owners' accounts

  • No mandated restoration work or building maintenance companies
  • Cleaning photos and inspection reports sent to owners' designated email via our proprietary system
